5 Housing Markets That Have Further to Fall

Home buyers looking for a bottom in the real estate market may have been encouraged by housing data released earlier this week. Sales of existing homes rose 2.4% in May, according to the National Association of Realtors. The increase was a little less than most analysts had expected, but it represented the second straight month of improvement. Meanwhile, sales of new homes dipped 0.6% in May, continuing a trend of fairly flat months so far this year, according to data released by the Commerce Department.

Don’t get too excited – it’s still too early to say the housing market bottomed out, analysts and economists say. Distressed properties still account for about a third of all sales, and 29% of sales were to first-time home buyers, who are currently benefiting from an $8,000 tax credit.

The sales trends are telling. “You’re not really seeing a lot of move-up buying,” says Richard F. Moody, chief economist and director of research at Forward Capital, LLC. “There are so many vacant homes and so many foreclosures that [there’s] not the normal trade-up pattern that you would have traditionally seen,” Moody says.

Housing prices fell nationwide during the first quarter, according to Standard & Poor’s Case-Shiller Index. The decline appears to be slowing: in February and March, the annual rate of decline did not set a new record, but home owners should take little solace in those numbers. “Based on the March data… we see no evidence that that a recovery in home prices has begun,” David M. Blitzer, chairman of the Index Committee at Standard & Poor’s, said in a statement.

All of this less-than-terrible news has left analysts cautiously optimistic that much of the country will start to see housing prices rise sometime in the next year or two. Looking at the nation as a whole, today through the spring of 2011 may be the window for those looking to buy a house at the bottom of the market, says Gary Hager, president and founder of Integrated Wealth Management, a New Jersey-based financial planning company.

A few markets where the housing crisis started earliest have already shown signs of bottoming out. Early-suffering cities like Denver and Boston are now seeing slower declines in home prices, which could indicate they’re already poised for a comeback.

And in some areas, buyers have seized on rapidly falling prices. Existing-home sales rose 9% in the Midwest in May, according to the National Association of Realtors.

“There will be regional differences in the turnaround,” says Maureen Maitland, vice president of index services at Standard & Poor’s. “Most economists I talk to are expecting the beginning of the turnaround to be sometime next year,” she says. However, she added, “the last market may not turn around for two or three years.”

For those hoping to buy at the best possible price, we’ve got a list of five cities where home prices may still have farther to fall. But keep in mind, getting a house at a discount is still not necessarily a house you can afford.

“In light of the housing market boom and bust, consumers should feel very comfortable financially” before deciding to buy, says Lawrence Yun, chief economist for the National Association of Realtors. “They should not try to overstretch their budget to get their dream home.”

1) Detroit Housing prices fell 4.9% in Detroit in March, according to the latest reading of the Case-Shiller Index. That marked the city’s largest monthly decline since January 1991, when S&P’s backlogged data begin. Houses in Detroit are currently selling at 1995 prices – and with prices still falling so fast, it’s hard to say when the city will rejoin the 21st century.

“Detroit is Detroit because of the auto industry,” says Maitland. The whole Midwest is hurting from car companies’ woes, but Detroit is hurting the most.

2) New York City Anyone who was hoping to see Wall Street suffer from the financial crisis can relax. New York may have avoided the nationwide implosion in home prices early on, but the city saw its largest-ever monthly decline in March, at 2.5%.

“New York may not be out of the woods,” Maitland says. “Because of what’s going on with the financial markets and the layoffs on Wall Street, New York may be one of the last places to turn around.”

3) Phoenix Home prices in Phoenix have fallen 53% from their peak in June 2006, and the 2009 data suggest they’ve got farther to go. In March, prices in Phoenix fell 4.5%.

The Southwest has been one of the hardest-hit regions in the mortgage crisis. The region still faces a glut of recently-built homes.

“In Phoenix, you had some of the worst excesses,” in terms of overbuilding, Moody says. “The surplus of houses is so great that it could take two or three years” for prices to turn around. However, a steady influx of new residents into the region suggests the long-term prospects for the market are sound, he says.

4) Portland, Ore. In the Northwest, median home prices are down but they remain above the national average. Portland’s prices fell 2.1% in March. Home prices in Seattle were down 2.0% for the month.

Portland’s still going down,” says Dave McCarthy, president and chief executive of Integrated Asset Services, a real estate valuation and asset disposition and management company that collects data on the housing market.

The city “has remained pretty strong but they’re starting to feel some of the effects,” he adds.

The local labor market may be playing a role, Moody says. Portland’s unemployment rate was 11.6% in April, according to the Department of Labor. That’s well above the national average for the month (8.9%).

The Pacific Northwest bubble was among the last to burst, which could mean the market will be among the last to recover.

5) Minneapolis Housing prices in Minneapolis fell 6.1% in March, the largest monthly decline of any metro area since data tracking began in 1987.

More than half of all March home sales in Minneapolis were due to foreclosure or short-sale activity, according to the Federal Reserve Board’s Beige Book, which gathers information on regional economic conditions. Foreclosed homes tend to drive prices down because “the bank’s best interest is to get the asset off their books” as quickly as possible, Maitland says.

Turning Real Estate Website Traffic Into Profits

When starting out with a new website, one of the biggest focuses is on traffic. This idea is well served because even with the most impressive website around, if no one views it, it doesn't do you any good. The problem with this being the focus though is that most real estate agents always keep that focus on traffic instead of how they can turn that traffic into revenue.

Converting Traffic to Leads

The first step into making that traffic profitable is to ensure that as much of your traffic as possible actually converts into fresh new leads via e-mail and the phone. Leads are the lifeblood of any business and a steady flow of leads provides you with the opportunity to pick the best clients to work with.

How?

When a visitor is on your Home Seller Assist website they have to have a reason to pick up the phone or send you an e-mail. Without some motivation to contact you, they simply won't do it. You don't want to do anything crazy like offer a gift card for their information, just provide a call to action that they can't resist!

Calls to action empower your web visitors to get the information they want in the format they want. For example, when you have a page on your website that is written about a neighborhood, provide them the ability to get listings in that area. You can simply write "Get ALL the homes available in MyNeighborhood Now" and that link would take them to a form to fill out so they can get the home listings in that neighborhood. Your call to action in this example is compelling and easy for the consumer to take action on.

Converting Leads to Appointments

In order to make that traffic ultimately profitable, you can't stop at just generating leads. Leads are a great first step and once you have that down you can really focus on booking appointments. The skills involved with converting leads to appointments are responding to e-mails and picking up the phone.

Tackling the Phone

People making requests on websites for real estate information do want to be called. They don't want to feel pressured when you call, but they certainly do want help, otherwise they wouldn't have put in their phone number!

It is important to call people who make requests as soon as you possibly can. After doing studies on websites across the country, we found the most effective time frame is to call them in under seven minutes because they will often still be on your website.

Keep your conversations short and provide them the opportunity to meet with you. The opportunity you will provide them by meeting you is the ability to save them from making more requests all across the web so they can actually find the property they are looking for.

A New Focus

After that first push of getting traffic to your website, make sure to put the focus on converting traffic into leads, and those leads into appointments. The process doesn't have to be fancy, but keeping the focus on leads and appointments means you will have more transactions each and every month.

What Are People Buying When They Buy Business Opportunities?


People buy things and join opportunities because they
expect to gain something more valuable to them than
the money they spend to get it.

They're expecting some HUGE benefit. That's WHY
they care. The good news is, YOU control whether
or not they're the right prospects.

How? You do it by targeting your advertising to reach
ONLY the prospects who are likely to have a strong need
or desire for the "benefits" you provide.

Begin by identifying the usual frustrations associated
with your kind of service or business opportunity.

Do you know what they are?

If you're promoting a direct sales or network marketing
business for instance, identify with their pain of not
having enough money or time, or not having the right
knowledge of how to build a large list quickly and target
marketing with high conversion.

Maybe they want a way to be able to stay at home with
the kids, and not have to slave away for someone else
the rest of their life. Through your written words,
you're going to want to share with them you knowledge
and experience (regardless of you level of success).

When it comes to websites and the internet, when you
strip away all the technology, the glitz, and all the
html coding, what's left? Yeah, that's right, a REAL
person.

The common misconception out there is that if you
build it, they will come. The truth is, people don't
buy from websites, emails, products, companies,
compensation plans or classified ads... they buy
from people like YOU and ME!

There's more to making money online than just having
a professional website... It's gotta sell YOU.

Know Who Your Audience Is!

Ever watch Who's the Boss. One episode still stands out for me. Though the details may have become muddled with time, here's the gist of it: Housekeeper Tony takes a class on advertising from ad exec Angela. His assignment? To come up with a commercial selling laundry detergent.

The end product involves Amazonian women wrestling in mud. All the guys in Tony's class love it. But Angela gives it a failing grade. Why? Because Tony had forgotten who his target audience was: women. And women would be either uninterested in Tony's commercial... or, worse, offended by it.

Seems like a no-brainer, right? You've got to know who your target audience is before you write an email.

Of course, big-name brand advertisers forget this rule all the time. But that doesn't mean it's okay - or that you can afford to ignore it.

When you sit down to write an email, always begin with your prospective customer. The best idea... the best execution... and all the money in the world won't matter if your ad doesn't connect with your target audience.

Overcoming the "Technical Learning Curve"

Starting an Internet business takes work - but it's easier than you may think. Unfortunately, many people are stumped by the "technical" side of it. Here is just one example of the kind of e-mail I get from frustrated entrepreneurs on a daily basis...

"What if you do not know your way around a computer? What if that is why you are sitting with $1,000 worth of products and cannot use them because you just do not understand the technical stuff and do not find any material or help on the subject... and it takes so long to teach yourself that you just give up?

"Wouldn't it be great if someone would write a manual for newbies, telling them what to do and how to do it and translating everything that their webmaster is talking about!"

Does that sound familiar?

If you are new to computers, the learning curve involved in starting an online business can seem insurmountable. On top of trying to figure out the business and marketing part, you're faced with technical challenges around every corner.

So if you are a complete newbie with very little computer experience - but are desperately eager to start a business on the Internet - where do you begin?

Here is a step-by-step action plan that will give you the technical knowledge you need to get your business up and running as quickly as possible...

Step #1: Assess and build your general computer skills.

If you are reading this, it's safe to assume that you have basic computer skills and know how to use common programs (such as Microsoft Word and Internet Explorer), send e-mail, and navigate to different files on your computer.

If you are not comfortable with these tasks, you need to get yourself up to speed. You could take an "Introduction to Computers" course at your local community college. But the easiest way to do it is with the following books:

PCs for Dummies (or Mac for Dummies)
Windows for Dummies(or Mac OS X for Dummies)

Don't take the "Dummies" in the titles personally. These books will teach you the fundamentals, so you can spend less time banging your head against your keyboard and more time building your business. (Best of all, they can be purchased for less than $20 each on Amazon.com.)

It shouldn't take long to learn what you need to know. If you spend an hour a day reading one of the books mentioned above, you'll be able to do it in just a couple of weeks.

Step #2: Assess and build your general Internet skills.

Once you're comfortable with your basic computer skills, it's time to move on to your Internet skills. You have to know your way around the Web if you want to build a successful online business.

This doesn't mean you need to know the technical details of how the Internet works. (For example, you're not going to fail if you don't know what "http" means.) But you should understand the basic principles of how websites work and how they fit into the big picture of the Internet.

The best way to figure that out is with the book Internet for Dummies. And then you'll be ready to proceed to the next step.
